As Chartered Building Surveyors we have experience and knowledge of the industry, legislation and apply this knowledge to complete Schedules of Dilapidations instructions on behalf of our Clients to achieve the best outcome. Whether acting for a Tenant or a Landlord, DGA Suveryors are experienced in completing Schedules of Dilapidations and engaging with other Surveyors to negotiate a settlement to achieve the best results.

PLANNING PERMISSION

DGA Surveyors combine expert Chartered Surveying with innovative design solutions to streamline your Planning Permission process. With deep local knowledge and a track record of successful applications, we turn your vision into approved plans.

DGA Surveyors can undertake Project Management of various works. We undertake works on behalf of Landlords and Tenants. Whether completing a refurbishment of an existing property, a CAT-A fit-out or a CAT B fit-out, DGA Surveyors offer in-house design, and cost services which we can project manage to completion as well as undertaking Contract Administration, DGA Surveyors can provide necessary Health & Safety and Statutory Applications in connection with works.

SCHEDULES OF CONDITION

DGA Surveyors undertake Schedules of Condition surveys at Lease commencement. We also review Landlord Schedules of Condition surveys to ensure Tenants are suitably protected. We can undertake Schedules of Condition prior to commencement of works in order to keep a photographic record of the condition of a property in the event of damage being caused.

DGA Surveyors can undertake Technical Due Diligence (Commercial Building Surveys) on behalf of potential purchasers or a Vendor looking to dispose of a property. We also undertake Building Surveys on behalf of Tenants looking to take a lease of an existing property to understand the condition of the property and likely expenditure. If a property is being sold with a Vendor Survey DGA Surveyors can complete a review of the Vendor Survey for accuracy and potential Capex items.

DGA Surveyors ensure full compliance with fire safety regulations through precise assessments and expert guidance. Our proactive approach secures your Fire Safety Certificate efficiently and without delays

REINSTATEMENT COST ASSESSMENTS

DGA Surveyors have knowledge of building construction, materials, plant and equipment as well as up to date market rates which will ensure buildings are adequately insured in the event of damage or total loss due to an insured risk. A Reinstatement Cost Assessment for Insurance purposes will advise on the anticipated cost of reinstating a building in the event of damage covered by an insured risk.

LICENCE FOR WORKS

As a Tenant, if you are undertaking alterations to a leased premises, your Lease will typically require Landlord consent. DGA Surveyors can compile the relevant information to present to a Landlord when undertaking alterations as part of a Licence for Works application. Alternatively, if a Tenant is looking to make alterations in their property, DGA Surveyors will review the information from a Technical Perspective and provide a report on the information provided and how it may affect the building operation to help a Landlord make a decision to grant alteration. On completion of permitted works DGA Surveyors undertake a closeout inspection and review O&M manuals/safety file.

STOCK CONDITION SURVEYS

A stock condition survey is the process of inspecting multiple properties owned or managed by one entity. Having annual maintenance and visual inspections helps identify health and safety issues, as well as repair and maintenance issues. The Stock Condition Survey Report can assist in creating a programme of repairs to maintain assets and achieve an extended lifespan of building fabric and equipment.

DGA Surveyors is proud to announce our appointment by Tuath Housing to conduct comprehensive stock condition surveys of their portfolio. Our team is dedicated to providing accurate assessments that will inform the future management and maintenance of these valuable properties. We look to collaborating with Tuath Housing to ensure their assets are well-maintained and meet the needs of residents.

MINIMUM RENTED STANDARDS

All landlords have a legal duty to ensure that their rented properties comply with certain minimum physical standards. These minimum standards are set out in the Housing (Standards for Rented Houses) Regulations 2019. We provide inspection services on behalf of Local Authorities and for Landlord's looking to assess a property prior to renting. DGA Surveyors are currently undertaking 2,000 inspection for our Client on behalf of the Local Authority.

The purchase of a property is often the biggest investment anyone can make and it is important to receive guidance on the condition and repairs required to be undertaken before exchanging contracts.  DGA Surveyors are Chartered Building Surveyors and can undertake residential building surveys on behalf of potential purchasers.
